History & Timeline

March/April 2020

- All asphalt and stripping is completed for taxiways and parking lot
- Signage, casework, flooring, landscaping, and interior finishings completed
- Certificates of Occupancy are received in middle of Corona Virus pandemic
- Tenants take possession of storage hangars at 100% occupancy
- Keys are received from General Contractor NDL with proper social distancing
- Lone Mountain Aviation and All In Aviation are OPEN FOR BUSINESS at 1456 Jet Stream Dr

February 2020

- Taxiway paving is completed amongst all T & Box Hangars
- Electric, Gas, AC, Swamp Coolers, sewer and other utilities are connected
- Exterior paint is completed while marquee installation begins
- Grading, valley gutters, parking lots, sidewalks & curbs are in process around maintenance/office building
- Scaffolding disassembly begins after stucco along Jet Stream Dr is completed
- Interior paint is complete while electrical light/outlet ops checks are conducted

January 2020

- Surveying, grading, sub grade install, & gravel are laid in final preparation for taxiways between storage hangars
- Insulation and drywall installation is completed
- Bathroom flowing and wall wainscot install commences
- Fire riser room plumbing, backup pumps & foam tank are installed
- Exterior glass on buildings installed
- Interior wall texture, paint lighting & ceiling grids begin installation

December 2019

- Valley gutter installation and taxiway grading begins
​- Fire risers, pumps, monitors & sprinklers near completion
​- Stucco on Box hangars commences while sheet metal and insulation nears completion
- Steel studs are installed, drywall application begins and wall insulation is inserted
- Exterior paint on maintenance building is applied
- Rough plumbing is completed
- Switch gear is installed, power cords are pulled in preparation for Nevada Power service
​- Building column fire protection begins

November 2019

- All storage hangars are 100% pre-leased & wait list deposits begin to be accepted
- Mezzanine, second story flooring concrete is poured
- HVAC & associated ducting is installed in maintenance & office building
- Walls & insulation are installed in T-Hangar end cap storage & customer bathroom area
- Fire sprinkler system begins installation in maintenance & office building
- Steel studs installation commences on maintenance & office building
- Sheet metal is nears completion on all T-Hangars, Box Hangars & hangar doors
- Underground containment tank is completed & primer paint is applied to maintenance & office building

October 2019

- T-Hangars start installing insulation, sheet metal, steel studs, electrical, roofing & trim
- First Box hangar is erected
- Underground foam containment tank construction commences
- Maintenance & office building mezzanine columns & beams begin erection 
- North Box Hangar cluster have footings, curbs & slabs formed
- Schweiss hangar door installation begins on Box Hangars
- Mezzanine deck, second story, begins to be erected

September 2019

- South Box hangar cluster concrete footings, slabs & curbs are poured
- Sack & patching commences on concrete tilt panel maintenance & office building
- Columns & beams are erected in the maintenance & office building and secured to tilt panels
- South T-Hangar cluster metal buildings begin erection
- North T-Hangar cluster begins sheet metal, hangar door, electrical conduit, & insulation installation

August 2019

- Existing taxiway asphalt is "milled" to allow for new grading and valley gutter
- South T-Hangar cluster footings, curbs & slabs are poured
- Metal buildings begin on site delivery
- North T-Hangar columns & beams begin erection
- Concrete tilt panels on Maintenance/Office building are poured, stood & secured
- Underground electrical is installed throughout site
- South Box hangar cluster begins rebar forming

- "Curbs" are formed & poured on north T-Hangar cluster
- Slab for maintenance hangar is poured at night due to temperature
​- Forming of concrete tilt panels gets underway
- South RCP underground storm drain is installed
- Backfill dirt is imported for Box hangar pads along JetStream
​- Fire hydrants are installed

May/June 2019

- Setup construction perimeter with aviation "Lo-Pros", necessary gates / fencing, work trailer, water stand, etc.
- Grading of site and import of 25,000 yards of fill gets underway
- Underground wet utilities (sewer & water) begin installation
- Off-site tie-ins under JetStream Dr are completed
- 13 Building permits issued by City of Henderson for full construction to commence
- Average 45-50 construction workers on site daily for various trades
- CMU retaining wall and Box Hangar pier footings are erected along JetStream Dr
- Rebar reinforcements and concrete forms are constructed in anticipation of footings and pads being poured 
- Only 3 Box hangars remain available for pre-lease
- Metal buildings ordered and inserted into fabrication and production schedule

March/April 2019

- 2 Parcels are successfully merged and new APN is assigned by CC Assessors Office
- Amended Fire Protection Report completed by Fire Protection Engineer
- Revised architectural and “MEP" plans submitted to City of Henderson
- Revised civil engineering plans submitted to City of Henderson
- Received “Notice to Proceed” with construction from Department of Aviation
- Form 7460’s filed with FAA for building and construction crane heights
- Utility designs commence with: Nevada Energy, Southwest Gas, Cox/Century Link

February 2019

- Construction trailer put onsite in anticipation of upcoming construction
- City of Henderson replied to building permit application with request for revisions

- Addresses for all hangar buildings issued
- Application for building permit & associated fees remitted to City of Henderson

Sept/Oct 2018

- T-Hangars become 100% committed, secured with deposit and pre-lease, 5 Box hangars remain available
- Held ceremonial ground breaking Oct 12, 2018 with clients, family, industry partners, lease holders & dignitaries
- Civil plans, grading permit & parcel map applications submitted to City of Henderson
- Architectural & Structural plans reach 90% complete
​- Sub-contracts begin to be awarded for design/build trades involved, to incorporate plans into final architectural plans
- General Contractor & Department of Aviation work to address construction phasing plan to minimize impact of airport

August 2018

- Deposit made with Erect-A-Tube metal building company for 16 T hangars
- Relocation of natural gas line in conflict with new building plans scheduled with Southwest Gas Corporation
- Comments from DOA on architectural review are being addressed in preparation for submittal to City of Henderson
- Begin coordinating plans with Department of Aviation for a ground breaking event/celebration
- Request for formal bid are sent to sub-contractors for Mechanical, Plumbing & Electrical

July 2018

- Deposit made to RIGID Steel for metal building materials & structural design for 9 box & maintenance hangars
- Deposit made to Schweiss doors for 9 box & maintenance hangars
- Civil improvement plans in final review at DOA with fire suppression plans made
- Architectural plans submitted to DOA
- Construction site safety plans and temporary fencing proposal submitted to DOA
- Attended EAA AirVenture Oshkosh to meet with industry partners and aviation construction vendors

June 2018

- Civil improvement plans submitted to DOA.  Revised site plan requested to expand existing taxiway width.  2 box hangars eliminated, 4 T-hangars added as a result
- Traffic study submitted to City of Henderson
- Request for relocation of gas line submitted to Southwest Gas

- CATEX application filed with FAA

- Drainage study of property under final review at City of Henderson allowing for full completion of architectural & engineering
- Reached 70% pre-lease occupancy
- Commercial appraisal completed satisfactorily
- Environmental Phase 1 Inspection completed satisfactorily
- Parcel merger map submitted to COH for final review/approval

February 2018

- Hosted Cirrus Aircraft, 200+ clients, partners & media at our VGT location to showcase Cirrus SF50 jet, current business and share expansion plans

Clark County Board of Commissioners voted unanimously to approve land lease and authorize Director of Aviation to fully execute agreement.

Attended EAA Airventure in Oshkosh to meet with industry partners, hangar/door manufacturers, while receiving competitive bids from general contractors for completion of project.

Negotiated & finalized land lease with Clark County Department of Aviation and executed documents awaiting approval from Board of County Commissioners.

Official ownership structure formed & established and business licensing received from Nevada & City of Henderson.

Kenny Scherado of Lone Mountain Aviation, a full service aircraft maintenance & avionics shop, and Paul Sallach of All In Aviation/Lone Mountain Aircraft Sales, a pre-owned aircraft sales specialist & Cirrus training center agree to actively pursue plans of expanding current operations from the North Las Vegas airport (KVGT) to the Henderson Executive airport (KHND).
